InRento is a buy to let crowdfunding platform, that allows investors to easily invest in carefully selected rental properties.
InRento allows investors to earn passive income from rental properties, without having the need to invest large amounts in order to acquire the properties.
InRento is the first authorised buy to let crowdfunding platform in Continental Europe, by a financial regulator. Different from the development loans crowdfunding platforms, InRento investments are driven by cash-flow and rental contracts, which is considered a lower risk investment.
Because InRento is regulated by the Bank of Lithuania, it has rigorous share capital requirements that in such an unlikely scenario of InRento's default, would be sufficient to appoint a contractual entity which would service the claims between the lenders and the borrowers.
InRento is authorised and regulated by the Bank of Lithuania and it operates under the regulations of crowdfunding operators activities.
First, you need to sign up as an investor on our platform. After that, you either have to link your existing Paysera account or create a new one in order to begin investing. Once your account is approved you are ready to start.
All clients' of InRento prior to beginning to invest on the platform, are required to open a Paysera account where the investors' funds are being kept separately by each user. When the user presses to invest, the funds are then being transferred to the escrow account and only released to the borrower when they fulfil deal's security requirements i.e. placing a mortgage.
Once you assign your Paysera account, you will be able to see your top-up credentials by clicking on the deposit section in your portfolio.
You must be at least 18 years old and have a bank account. We also have to perform certain "know your customer" checks before you can start investing with InRento.
The minimum investment amount is €500.
Investments on InRento are free of charge to the investors.
2FA helps to increase the security of your investment account by requiring you to verify your login request with an external authentication mechanism. We are using Google Authenticator, which is commonly used on other websites. If you activate 2FA in your InRento account, everytime you log in, you will be asked to provide a code that is generated in Google Authenticator app on your smartphone.
Just drag the computer mouse on your name on the top-right corner and choose the account page. Then you will notice that the 2FA is disabled and to activate it, you have to press on edit account button and mark the check-box under enabling the 2FA. After this is completed, the next time you login, you will be asked to scan the QR code with the Google Authenticator and input the code to proceed.
Secondary Market - is a place for you to sell your investments to other investors or buy investments made available by other investors to increase or liquidate your investment portfolio.
Currently, the fee for the secondary market transactions is 2% of the principal value, which is being charged to the seller.
Discount indicates how much cheaper you are selling your investment- the higher the discount is, the faster you should be able to sell your investment. Premium indicates the increased price for selling your investment- if the premium is higher, it can take longer to sell your investment.
Important information for Lithuanian residents.
If you invest as an Individual, the interest earned is included in Class B income, which you must declare and pay 15% PIT (personal income tax) on that income. This tax must be paid by Lithuanian residents themselves on the total amount of interest received during the tax period, which exceeds € 500, i.e. when the total amount of interest received during the tax period exceeds EUR 500, the amount exceeding EUR 500 is taxed at the rate of 15%. Important information for foreign residents. If you invest as an Individual, interest paid to foreign resident individuals is classified as Class A income and will be subject to personal income tax (PIT) deducted and paid by InRento.
For this reason, foreign residents will automatically be charged 15% personal income tax before paying interest, which will be transferred to the State Tax Inspectorate (STI). If you invest as a legal entity, InRento will not withhold taxes on your investments.
